UNIQUE ESTATE VENTURES LTD provides property viewing coordination and rental assistance services for residential rental properties in the United Kingdom.
We act solely as a service provider facilitating property viewings and related assistance.
2. Nature of Services (One-Time Services Only)
All services provided by UNIQUE ESTATE VENTURES LTD are strictly one-time, non-recurring services unless explicitly agreed otherwise in writing.
Each service request is treated as a standalone engagement, which includes but is not limited to:
Individual property viewing arrangement
Single-session viewing assistance
One-time property shortlisting support
One-off rental enquiry coordination
There is no automatic renewal, subscription, or ongoing service commitment unless separately agreed.
3. No Tenancy or Lease Relationship
Engagement of our services does not create any of the following:
Tenancy agreement
Lease contract
Property ownership rights
Guarantee of rental approval or acceptance
Any rental agreement is strictly between the tenant and the landlord or letting agent.
4. Service Scope
Our services are limited to:
Coordinating property viewings
Assisting with property search preferences
Communicating viewing arrangements
Providing general rental market support
We do not act as landlords, agents, or legal representatives of any property owner.
5. Payment Terms
Where fees apply, they relate solely to the provision of a single completed service request.
Fees are charged per service request
Payments are non-transferable
Fees do not cover rental deposits or tenancy payments
Refunds are subject to case-by-case review
6. Cancellations
As services are one-time and initiated upon request processing:
Cancellation is only possible before service execution begins
Once service processing has started (e.g., viewing arrangement initiated), the service is considered delivered or in progress
Late cancellations may not be eligible for refund
7. Liability Disclaimer
We are not responsible for:
Property availability changes
Decisions made by landlords or letting agents
Accuracy of third-party property listings
Viewing cancellations or rescheduling by external parties
All property decisions remain the responsibility of the client.
8. Client Responsibilities
Clients agree to:
Provide accurate and complete information
Attend scheduled viewings punctually
Communicate requirements clearly
Respect third-party landlord/agent policies
9. Service Completion
A service is considered complete once:
A property viewing has been successfully arranged and confirmed, or
The requested one-time service has been delivered
10. Amendments
We reserve the right to update these Terms and Conditions at any time. Continued use of our services constitutes acceptance of any revised terms.
