REFUND AND RETURNS POLICY

This Refund and Returns Policy applies to all services provided by UNIQUE ESTATE VENTURES LTD (“we”, “us”, “our”). By purchasing or using our services, you agree to the terms set out below.

  1. Nature of Services

UNIQUE ESTATE VENTURES LTD provides one-time property viewing coordination and rental assistance services. These are non-physical, digital and appointment-based services.

As such, there are no physical goods and therefore no traditional “returns” process applies.

  1. Refund Eligibility

Refunds are considered under specific conditions only, including:

The service has not yet started or been processed
A duplicate payment has been made in error
The requested service cannot be fulfilled due to internal operational limitations

Refund requests are assessed on a case-by-case basis.

  1. Non-Refundable Situations

Refunds will generally NOT be issued in the following cases:

The service has already been initiated or completed
Viewing arrangements have already been made or scheduled
The client changes their mind after service processing has started
Failure to attend or respond to scheduled viewing arrangements
Delays caused by third-party landlords, agents, or listing availability

  1. Service-Based Completion Rule

As all services provided by UNIQUE ESTATE VENTURES LTD are one-time services, a service is considered delivered once execution begins, including:

Property search and coordination initiated
Viewing requests submitted to landlords/agents
Appointment scheduling started

Once this stage is reached, the service is deemed active and may not be eligible for refund.

  1. Refund Processing Time

If a refund is approved:

Processing time is typically 5–10 business days
Refunds are issued via the original payment method
Delays may occur depending on banking institutions

  1. Cancellations

Clients may request cancellation before service processing begins. Once service work has started, cancellation may not guarantee a refund.

  1. Third-Party Responsibility

We are not responsible for:

Landlord or letting agent decisions
Property availability changes
Cancellations or rescheduling by third parties
Viewing outcomes or acceptance decisions

These factors do not constitute grounds for automatic refund.

  1. Fraud and Misuse

We reserve the right to refuse refunds in cases of:

Misuse of services
False or misleading information provided by the client
Abusive refund requests or chargeback attempts

  1. Policy Updates

We may update this Refund and Returns Policy at any time without prior notice. Continued use of our services constitutes acceptance of any updated terms.
